What is Scan-to-BIM?

Scan-to-BIM is a two-step process. The first step is 3D laser scanning: capturing real space as a point cloud. The second step is modeling: based on the point cloud, we build the BIM model at the required level of detail.

The result is not a static drawing, but a parametric, 3D data model. In it, each wall, window, pillar and structural element is a separate object, which can be dimensioned, edited and further worked in the design software.

Why is it chosen over the traditional survey plan? Editable (any element in the BIM model can be modified, scaled, removed separately), collision analysis (new designs can be compared with the existing state), can be used by several specializations (architect, mechanical engineer, static, contractor working from the same model).

Who is it useful to? For Architects the design basis, for contractors the inspection, for investors the operating documentation. For interior designers accurate fixation of existing spaces to the concept, for mechanical designers sectoral coordination and engineering route planning.

LOD levels: how much detail do you need?

The LOD (Level of Detail/Development) number tells you how detailed the BIM model is. You don't need the highest level of everything. The goal determines the appropriate LOD.

LOAD 200: General geometry

Generous geometry of walls, main pieces, levels, roof structure. It is dimensional, but the details of individual elements (e.g. windows) are not elaborated. Suitable for: survey in support of a design decision, conceptual plans, territorial statement.

LOAD 300: Detailed Model

Dimensional windows, structural details, pillars, beams, step geometries. Each element is modeled separately and can be parameterized. Suitable for: construction design, renovation plans, building permit.

BOAT 350: Detailed model with element relationships

All the contents of the LOD 300 plus precise modeling of connections and connections between elements (e.g. wall-to-floor connection, beam-pillar connection, breakthroughs, wall niches, chimneys). Suitable for: industry coordination, Collision test(clash detection), preparation of construction design.

The Scan-to-BIM process step by step

1. On-Site 3D Laser Scanning

The process of with on-site survey starts. With the Leica RTC360 laser scanner, we capture the entire geometry of space as a colorful point cloud with 360-degree panoramic photos. For outdoor areas, roof structures by drone survey We supplement the data collection.

2. Point cloud preparation

The raw point cloud with our own algorithms We clean and optimize. We remove noise, reflections and prepare the data for BIM modeling.

3. BIM modeling

Based on the cleaned point cloud, we model the building elements at the LOD level of your choice. Each element is made as a separate object.

4. Quality control

The finished model is compared with the point cloud: geometric accuracy, completeness of elements, correctness of parameters. We work in a multi-stage quality control system.

5. Export and transfer

The finished model will be delivered in a format that can be used in your software. The result is a in browser-based viewer can also be viewed.

When should I choose Scan-to-BIM?

Before Renovation

Accurately fixing the existing state is the first step. New designs are based on real-world geometry, not outdated or incomplete drawings. This will most effectively reduce the number of surprises that may arise during the renovation.
