A building survey is the first step in most architectural and construction projects. If the foundation is bad, the planning becomes more expensive and the deadlines slip. Why is a digital building survey worth it?

Accuracy of a couple of mm instead of 3-20 cm

For a traditional manual building survey, a margin of error of 3 to 20 cm is typically expected. This is quite enough for the design of a wall or a bay window so that the ordered element does not fit. The basis of the digital building survey is 3D laser scanning: we record the geometry of the space with an accuracy of a couple of mm, so that the planned furniture, door or mechanical element will be put in place for the first rehearsal.

The entire space is recorded, not just what has been measured

The surveyor does not list dimensions: the instrument captures the entire space. Corner, cornice, ceiling height, beam, plaster staircase, are all included in the data. If there is a question in retrospect about what height is there in the corner, you can look back. You don't have to go back to the scene.

Multiple outputs from one survey

The recorded data is used many times. Can be made from the same point cloud file that can be imported into design software, BIM model, 2D floor plan, section, facade, or an online viewer that can be opened from a browser. The price is not multiplied by the number of outputs: the data is generated once, but can be used throughout the entire life cycle.

When is a building survey necessary?

Renovation, before remodeling

This is the most common case. Plans for the existing building are either missing or outdated. If you start planning based on the old drawing, during construction Surprises will come up: pillar, which is not in the drawing, ceiling height, which is 8 cm less, wall, which is not there. An accurate building survey will filter these out in advance.

Monumental documentation

For a monument, the authority's expectations are geometric accuracy of a few millimeters, photographic documentation of the scene and full 3D recording. The laser point cloud plus 360-degree panoramic photos cover both together. The Parliament House, the Tihany Abbey and the Hungarian National Museum were also recorded in this way, along with several historic buildings in the city centre.

AS-built documentation

Recording of the actual, realized state at the end of construction. This does not repeat the plan, but shows what has actually been built up. The as-built documentation is the reference base for operation and subsequent conversions.

Operation and facility management

The maintenance, energy and space allocation associated with the operation proceed most quickly if the building also exists digitally. A BIM model or digital twin puts the entire geometry and systems in the hands of the maintainers.

Authority matters

Building permit, commissioning, fire inspection: these require up-to-date and authentic documentation. A digital building survey is enough to avoid having to measure from several separate runways.

How is the building survey carried out?

1. On-site survey

On the spot Leica RTC360 with laser scanner we work. The instrument captures the spatial coordinates of more than two million points per second, plus takes color 360-degree panoramic photos. An average apartment is surveyed in half a day, a medium office building is 1-2 days. The building does not need to be stopped: the instrument is silent, the survey does not interfere with operation.

2. Data processing

A raw cloud of points needs cleaning: reflections, passers-by, a bottle left in storage. These are removed, the instrument positions are matched to each other, and the alignment is validated by automated and manual verification.

3. Production of the output

From the cleaned data, we will create what you asked for. Point cloud in.e57, .rcp format, BIM model at the required LOD level, 2D design documentation (floor plan, section, elevation), online point cloud viewer for visualization accessible from the browser.

4. Handover

The data can be retrieved online. The viewer works right away, you do not need to install software: it can be opened with any modern browser, you can also measure in it, panoramic photos are integrated with the point cloud.

We do not stop with generic commercial software. Cleaning, optimization and display preparation are carried out using our own algorithms. This has the most benefit for large projects where standard tools get stuck due to file size or point density.

Supported export formats

We adapt the data to the software used: ArchiCAD (.e57, point cloud optimized for building parts), Revit (.e57, .rcp, LOD level-aligned processing), Tekla (.e57, for structural surveys), AutoCAD and SketchUp (.e57, .xyz, .las). BIM model is provided in open.ifc format.

With a single instrument, on-site work averages 1,000 m²/day. With several instruments, this multiplies. Processing takes 3-10 business days. An apartment of 100-200 m² is ready in a total of 3 days, a building over 10,000 m² is 2-3 weeks.

What is the difference between building survey and 3D laser scanning?

Building survey is the task: to accurately record the existing condition. 3D laser scanning is the method by which the survey is made. The digital building survey is therefore made by 3D laser scanning and delivered in the form of a point cloud, BIM model or 2D plan.

In what format do I receive the data?

Why is this better than a traditional survey?

What is an online viewer good for?

At the end of the survey, the entire point cloud and 360 panoramic photos are also transferred in a viewer accessible from a browser. What exactly does the data obtained contain?
