Digital twins: the lifelong digital couple of the building

The digital twin is not the result of a one-time survey, but a living, upgradeable, digital imprint of the building. Geometry, systems, condition: on a single platform, accessible from anywhere. innoScan 3D is From 3D laser scanning From BIM modeling to online visualization, everything is solved in-house.

What is a digital twin?

The digital twin is an exact digital copy of the building, which contains not only geometry, but also metadata: materials, systems, condition, maintenance history. It is not a synonym for BIM. The BIM model is the core of the digital twin, but the digital twin is more than that: it can be updated, extended, and accompanies the entire life cycle of the building.

Traditional documentation is static: the blueprint was current at the time of its creation and has since become obsolete. The digital twin can be updated regularly, so it always reflects the real state.

What can it be used for in practice?

Facility management

Maintenance plans and land records are based on precise geometric data. The digital twin will tell you what is where, what state it is in, and when to touch it. No need to remember or search: the data is in the model.

Energetic optimization

Knowledge of building geometry and mechanical systems allows for more accurate calculations of thermal insulation and HVAC modeling. It is not an estimate, but a simulation based on measurement data. A Geometric assessment of mechanical systems It is also available as a separate service.

Rental registration

Accurate calculation of floor space (according to DIN 277/BOMA standards), clear delimitation of rental areas. Where the square metre counts in money, the difference of a few per cent is also significant.

Transformation planning

“What if” simulations on the digital twin: what the transformation would look like, what fits in space, where are the limits. Decisions are made in the model, not on the spot.

How is a digital twin built?

The construction of a digital twin consists of several steps, from on-site survey to regular updating. The process is the same technical backbone that all Implementation planning and as-built documentation We follow you on our project.

3D laser scanning: the starting point is exact geometry. A with on-site survey we record the real state of the building: walls, windows, structures, mechanical elements.

Scan-to-BIM modeling: a based on point cloud we build the BIM model at the required level of detail. Each element is a separate object, parameterized.

Metadata Enrichment: Next to the geometry we assign metadata: materials, systems, condition, maintenance information. You can also supplement this with your own data.

Online display: the result is in browser-based viewer is also available. No software installation required, the building can be viewed from anywhere on any device.

Regular update (optional): the value of the digital twin is that it is up to date. As an optional service, we carry out regular updates: new survey, model update, metadata update.

Which industry benefits from it?

Real Estate Operators

Office buildings, shopping malls, hotels, condominiums: where building maintenance is the main cost, there the digital twin is the most effective tool for transparency.

Investors

The value of the real estate portfolio also depends on the quality of the documentation. The digital twin brings the herd to a unified level, regardless of its age and documentation. Details for investors

Industrial facilities

Manufacturing plants, logistics centers, infrastructure facilities. The digital twin is the foundation of production processes, maintenance cycles and layout changes. Details for industry and logistics

Public sector

Schools, hospitals, public buildings, monuments. Authority documentation and building management can both build on the digital twin.

Frequently Asked Questions

How much does a digital twin cost?

The cost depends on the size of the building, the level of detail required (LOD level) and the degree of metadata enrichment. The basis is given by 3D surveying and BIM modeling. The digital twin builds on that. We will make an individual offer.

How is it different from the BIM model?

The BIM model focuses on geometry and design. The digital twin builds on the BIM model, but complements it with metadata (materials, state, systems), online access and updatability.

How to upgrade your digital twin?

With regular update service: new on-site survey of converted areas, model update, metadata update. The update cycle will be determined with you.

What size building is it worth?

There is no lower size limit. Both a 200 m² office and a 40,000 m² office building can benefit from it. The question is not the size, but how much the operation depends on the knowledge of the building.

How long does it take to make it?

Site survey and BIM modeling vary depending on size and complexity, averaging 3-6 months. Metadata enrichment may also require your input.
