3D laser scanning: building survey with an accuracy of a couple of mm

With innoScan 3D laser scanning, you get an accurate, complete and reliable view of your building, facility or area. The result is not based on assumptions, but on measurement data: for design, renovation, operation.

520+ surveyed buildings | 2,000,000+ m² experience | 46,000+ GB of processed data.

Why choose 3D laser scanning?

Accuracy

The 3D laser scanner captures the geometry of space with an accuracy of a couple of millimeters. A traditional manual survey typically works with a margin of error of 1 to 5 cm. Where dimensions matter, and everywhere in construction, this difference is directly apparent in cost.

Speed

With a single instrument, an average of 1,000 m² is measured per day. When working in parallel with several instruments, this can increase to 2,000-6,000 m² per day. The survey does not stop the use of the building: we work noiselessly, quickly, without disturbing everyday operation.

Cost-effective

Data from a single site survey can produce multiple results: point cloud, 3D model, BIM model, 2D design documentation, online viewer. There is no need to go back to the site separately if a different format is needed. The data is created once, it can be used many times.

How does the process work?

1. On-site survey

With our own developed algorithms we optimize the point cloud. For two purposes: on the one hand, we prepare files for CAD software, broken down into building parts, ready for import, on the other hand browser-based viewer we prepare the data for it in such a way that the visualization is fast and optimized for punctuality.

2. Data processing

The raw data is passed through a multi-step cleaning and matching process. We remove reflections, noise and unnecessary points. The alignment of the instrument positions is validated by automated and manual checks.

3. Optimisation

With our own developed algorithms we optimize the point cloud. For two purposes: on the one hand, we prepare files divided into building parts, ready for import, for CAD software, and on the other hand, we prepare the data for the browser-based viewer so that the visualization is fast and optimized for point accuracy.

4. Handover

You can download the data online and view it instantly via the browser-based viewer. No software installation required: the viewer is available from any modern browser, complete with measurement functions and 360 panoramic photos.

What do you get from us?

You can choose from three service packages or request a custom build. The final bid will be prepared according to the size of the survey, the complexity of the site and the outputs requested.

The following three packages cover the most common customer identities:

Building Surveys + survey plan: on-site 3D laser scanning and traditional 2D design documentation (floor plans, sections, facades). If a paper or CAD drawing is the final result.

Building survey + 3D point cloud + online viewer: on-site survey, optimized point cloud that can be imported into planning software and browser-based online viewer with 360 panoramic photos. If you need to further work with the data in your own software.

Complete package: survey, point cloud, 3D or BIM model (LOD 200, 300 or 300+), design documentation and viewer in one. The most complete solution: it can be used for both design, construction and operation.

Instrument park and technology

Leica RTC360

One of the fastest and most accurate construction laser scanners in the world. It records the spatial coordinates of more than 2 million points per second as a colored point cloud. It takes panoramic photos with a built-in 360-degree camera system, which we integrate with the data of the point cloud.

Own point cloud processing pipeline

We don't just work with general commercial software. Our self-developed algorithms handle cleaning, optimization and display preparation. It is especially advantageous for large projects where standard tools run into limitations on file size or point width.

Supported export formats

The data will be adapted to the software you use: ArchiCAD (.e57, point cloud optimized for building parts), Revit (.e57, .rcp, LOD level-adjusted processing), Tekla (.e57, for structural surveys), AutoCAD and other formats as required.

Typical areas of application

Office buildings, commercial real estate

Condition assessment before renovation, lease area calculation, operational documentation. Office buildings are our most common type of project: the exact size here can be measured directly in money. Details

Industrial facilities, factory areas

Factory area conversion, machine line relocation, warehouse layout design. Industrial projects bring the greatest volume: at a factory site, the surveyed area can be tens of thousands of square meters. Details

Monuments, historical buildings

Monumental documentation, restoration preparation, recording as an official condition. Accuracy of a couple of millimeters and a colorful cloud of points ensure geometric and visual documentation at the same time.

Residential properties, condominiums

Apartment remodeling, interior design, survey of the common areas of a condominium. We use the same quality control system for smaller projects as for large facilities.

Frequently Asked Questions

How much does a 3D laser scan cost?

The price depends on the size of the area, the complexity of the site and the outputs requested (point cloud, BIM model, plans). We prepare an individual offer for each project. Request for quotation is free and we typically respond within 24 hours.

How long does a survey take?

On-site work is carried out at an average speed of 1, 000 m² per day with a single instrument. In parallel with several instruments, this can increase significantly. Processing typically takes 3-10 business days depending on the size of the project.

What accuracy have they achieved?

With the Leica RTC360 instrument we achieve an accuracy of a couple of millimeters. This is an order of magnitude more accurate compared to the traditional survey.

In what format do I receive the data?

According to the needs of your software: .e57, .rcp and, if necessary, other formats. We also create files for building parts and for the entire area. Supported exports: ArchiCAD, Revit, Tekla, AutoCAD.

Why is this better than a traditional survey?

3D laser scanning captures the entire space, not just selected dimensions. No corner, height or detail is left out. The data is digital, reusable, and accessible from anywhere with the browser-based viewer. The traditional survey is based on manual measurements and site notes. A return to the site for the forgotten size will cost time and money.
